The development will be located in the Stary Liskovec district of Brno just 10 minutes from the city centre and home to Brno University hospital which is currently undergoing expansion and is set to become the largest medical campus in the country.
Stary Liskovec is a green low-density area with a wide range of facilities making this a very desirable location for young professionals commuting to the city centre to live. Stary Liskovec is an established community and amenities include a church, hospital, schools, restaurants, swimming pools, sporting facilities and small shops.
Within 10 minutes of the development are hypermarkets and outlets such as Makro, Hornbach, Baumax, Globus, Electro World and Ikea. Entertainment facilities include a multi-screen cineplex, bowling centre, swimming pool and squash centre. For young families, facilities in the area could not be better. A nursery and primary school are located a few minutes' walk from the development and a secondary school is located directly opposite Golden Brook.
A children's playground will also be built on site along with a small shop and general medical centre. A new aqua center is currently planned for Brno.
Public transport to the city centre is served by both bus and trolley bus and stops are located near the development. Journey time to the city centre takes approximately 10 minutes. A cycle path has been planned and will also link the development with the city centre.
Access to the D1 Motorway, which links Brno with Prague takes just five minutes by car from Golden Brook. The D1 connects with the D2, which is the main route from Brno to Bratislava. Journey time from Brno to Prague is just two hours, to Vienna two hours and to Bratislava just 1.5 hours. Access to the motorway makes Stary Liskovec an attractive place to live for workers commuting to business parks located outside the city, such as the Czech Business Park located on the city ring road.
The University Hospital in Brno is located next to Golden Brook and is currently undergoing expansion. It will be transformed into the largest medical campus in The Czech Republic and rental demand is expected to be high from the large workforce at the medical centre.
From a financial point of view LTV of 100% mortgages are available subject to status. Payment terms of 15/85 coupled with a completion time of 19 months makes this opportunity definitely worth looking at. |
